The figure we confirm with you is the total you pay. There is nothing added to it afterwards.

The price we give you for a changeover clean is based on what you tell us about the property — the number of beds and bathrooms. It covers the clean itself: the linen at the property laundered and remade, and your consumables restocked. Supplying linen stock, buying your consumables in and a welcome pack are priced separately. The figure we confirm is the total you pay.

If the property is materially different from what was described, we will tell you before we start, not afterwards. That means: significantly more rooms than quoted, heavy soiling, damage, hoarding, or building work. You will get a revised price and can decide what to do. We would rather have an awkward phone call at the door than a surprise on the invoice.

End of tenancy, office and commercial cleaning are quoted individually.

The figure this website gives you is a starting price for a property like yours, worked out from the rooms you enter. It is a guide, not a fixed quote. One of us confirms the price with you before any work is booked, and the confirmed figure is the one you pay.

The confirmed price can differ from the starting figure where the property is not as it was described, or the job is not a standard one. In practice that means: more beds, bathrooms or rooms than were entered; heavy soiling, hoarding, mould or pet damage; builders' dust, or a property straight out of works; an oven, carpets, upholstery or outside areas needing specialist work; no working power or water, or no way in at the agreed time; and short-notice, evening or weekend slots. If any of that turns up, you get the revised figure before we start rather than afterwards, and you decide what to do with it.

Our minimum job fee is the default for a single property, not a floor we never go under. Contract, multi-property and portfolio work is priced across the whole of it and can come in below the published minimum. If you have several properties, it is worth asking.

Our rates change from time to time. The figure we confirm with you in writing is the one that applies to your job, and a later change to our prices does not alter it.

We need to be able to get in, and we need working power and water. If we cannot get access at the agreed time and it is not our doing, we may have to charge for the visit — but we will always try to reach you first.

Where you give us a key or a key safe code, we keep it securely and only use it for the work agreed.

You will hear it from us first, not when we fail to arrive. That is the whole promise, and it is the one thing we ask to be judged on.

Tell us within 48 hours and we will come back and put it right at no charge. The photographs we take mean we can both see what happened rather than argue about it.

Please give us at least 24 hours' notice before the booked start time. Ring or email — whichever is quicker — and we will move you to another slot at no charge.

Cancelled or postponed with less than 24 hours' notice, and we charge 50% of the job. By that point the slot is gone, the round is built around it and the people are booked. We would always rather move you than charge you, so tell us early.

Where you are booking as a consumer rather than for a business, this does not remove any cancellation right the law gives you — including the right to cancel a contract agreed at your home or at a distance. Where that right applies, you pay only a proportionate amount for work actually done, and nothing at all if we failed to tell you about the right. We will not charge more than the law allows, and we will tell you which applies when you book.

We carry public liability insurance and will send you the certificate on request.

Accidents are rare but not impossible. If we damage something, tell us and we will sort it out. We do not exclude liability for death or personal injury caused by our negligence, or for anything else the law does not allow us to exclude.
