Carpet and upholstery cleaning

Deep-cleaned, dried, and back in use the same day.

Carpets are one of the most common deductions at the end of a tenancy, and one of the easiest to avoid. Cleaning a carpet is almost always cheaper than replacing it, and a landlord who can see it has been done is a landlord who does not need to argue about it.

We usually do this alongside an end of tenancy or commercial clean, which is the sensible way round — the carpets go last, once everything above them is finished.

Rooms are back in use the same day. We will tell you honestly if a stain is not going to come out, rather than charging you to find out.

What it costs

Priced per room and per seat

Rooms, stairs and upholstery are each priced separately, so you can see what you are paying for. Usually booked as an add-on to a tenancy or commercial clean. No VAT to add.

Who it's for

Landlords and businesses, usually alongside a tenancy or contract clean.

What you're worried about

A carpet that costs a deposit, or a replacement bill for something that only needed cleaning.

What's included

The 12-point checklist, in full

Published because a standard that only exists in someone's head is not a standard. The same list every visit, whoever is on the job.

Carpets

  • Vacuumed, pre-treated and extraction cleaned
  • Traffic lanes and doorways given extra attention
  • Stairs and landings
  • Dried enough to walk on the same day

Upholstery

  • Sofas and armchairs, per seat
  • Fabric tested before treatment
  • Cushions cleaned both sides
  • Mattresses on request

How we work

  • Done last, after the rest of the clean
  • Furniture moved and put back where practical
  • An honest view on anything that will not lift

How it works

Four steps, no surprises

  1. 01

    Tell us the rooms

Room count, stairs, and any furniture. For upholstery, the number of seats.

  2. 02

    We test first

Fabric and colourfastness checked before anything is applied.

  3. 03

    Clean and extract

Pre-treated, agitated where needed, then extracted rather than left wet.

  4. 04

Back in use the same day

We will tell you how long to leave it before putting furniture back.

Questions

Straight answers

Including the ones that are not in our interest to answer honestly. If you would rather ask a person, call 07478 761593.

Can you get every stain out?

No, and anyone who promises otherwise is guessing. Some dyes, bleach marks and old pet damage are permanent. We will tell you before we start rather than after.

How long does it take to dry?

Usually a few hours with reasonable ventilation. Rooms are walkable the same day.

Is it worth cleaning rather than replacing?

Almost always. Cleaning a room of carpet costs a fraction of replacing it, and at the end of a tenancy it is often the difference between a deduction and none.

Do you do this on its own?

We normally do it alongside a tenancy or commercial clean, which is when it makes most sense. Ask us if you need it on its own and we will tell you honestly whether we are the right people.

Do you clean mattresses?

Yes, on request. Useful for serviced accommodation and student lets in particular.
