Industrial and logistics rather than corporate offices. Around them sit older mill-based industrial estates and trade units across Heywood, Middleton and Castleton. Town-centre commercial work comes from the council's headquarters and civic buildings, the Rochdale Riverside retail development, Middleton town centre and the two Hopwood Hall College campuses. Rochdale is not a professional-services office market — there are few large corporate headquarters — so the realistic mix is warehouse office and welfare-block cleaning, small SME units in converted mills, care homes, schools, GP surgeries and retail. Rochdale Infirmary is a significant site but has an Urgent Treatment Centre rather than an A&E, so it does not generate the visitor or contractor accommodation demand a full acute hospital would.

What we've learned working in Rochdale
The borough is not one town. It covers four separate townships — Rochdale, Heywood, Middleton and Littleborough — spread over roughly 60 square miles, with Middleton around 8 miles from Rochdale town centre and closer to Manchester than to it.
A job booked as "Rochdale" can be half an hour's drive from another Rochdale job. Round trips and travel time need pricing per township, not per borough.
There is no university in Rochdale borough. The main post-16 institution is Hopwood Hall College, a further education college with campuses at Middleton and Rochdale.
There is no student letting cycle here. End-of-tenancy work does not spike in July to September the way it does in Manchester, Salford or Fallowfield — it is spread through the year and driven by working households and family moves.
Metrolink runs to Rochdale town centre, Rochdale railway station, Newbold, Kingsway Business Park, Milnrow and Newhey. Middleton has neither a tram stop nor a railway station — its own station closed to passengers in 1964 and the nearest is Mills Hill, about a mile from the town centre.
Everything in M24 is a road job. It also means Middleton flats are not a commuter short-let proposition, and that trams run on-street through central Rochdale, which restricts where a van can stop.
Awaab's Law phase 1 came into force on 27 October 2025. Social landlords in England must investigate significant damp and mould hazards within 10 working days, report findings within 3 working days, and make the home safe within 5 working days where a risk is confirmed.
Mould washes and post-remediation cleans in social and ex-social stock now run to a legal clock, so the work is short-notice and date-stamped. Older solid-walled terraces across central Rochdale, Heywood and Middleton are exactly the stock this bites on.
On the ground
- Two different geographies in one borough. Middleton, Heywood and Castleton are flat, brick and Manchester-facing; Littleborough, Wardle, Milnrow, Newhey, Norden and Healey climb into the Pennines with steep, narrow stone streets. Reversing a loaded van on a hillside terrace row is a real constraint — park at the bottom and walk kit up.
- Most Victorian terraces have no driveway. Loading is kerbside on a narrow street, often with parked cars both sides. Allow extra time on arrival and departure, and carry a shorter hose and lighter machine for jobs you know are terraced.
- Terraced streets across central Rochdale, Heywood and Middleton commonly have rear alleys with bins stored out the back. Some alleys are gated and locked. On an end-of-tenancy job, establish before the day whether you have alley access or whether waste has to come out through the front door.
- Trams run on-street through central Rochdale between the town centre and the railway station. Do not plan to stop on the tram route; use the town-centre car parks. Parts of the town centre around Rochdale Riverside are pedestrianised, so nearest vehicle access may be a multi-storey.
- Middleton has no tram and no railway station, so every M24 job is by road. The M60 and M62 interchange at Simister Island, just south of the borough, is a regular congestion point — build slack into morning slots coming from Radcliffe.
