Small and functional rather than touristic — be straight about this on the page. Practically, that means longer average stays and fewer of the tight same-day 11am-to-3pm changeover windows a Manchester or Salford Quays operator deals with — but heavier cleans and more laundry volume per turn, because a six-week crew leaves a very different property behind than a two-night couple. What listings there are cluster in Wigan town centre and WN1, near M6 junctions 25 to 27, and around Leigh. The £37.5m Haigh Hall restoration, backed by Levelling Up Fund money, is intended to make the estate a national heritage destination and could lift visitor numbers, but that is a forward bet and should not be presented as a current market.

What we've learned working in Wigan

Wigan Council operates a four-bin system: blue bin or white sack for paper and card, brown bin for cans, glass and plastic, green bin or caddy for food and garden waste, and black bin for general waste. Bins must be presented no later than 6.30am on the collection day.

Void and end-of-tenancy clearances have to be sorted into four streams, and anything left mixed will not be taken. The 6.30am deadline matters when a changeover or void clean runs the day before a collection.

Wigan Council operates Controlled Parking Zones and issues resident permits, annual and daily visitor permits, business permits including daily business permits, and contract parking permits for town-centre car parks.

A long town-centre job inside a CPZ needs a permit arranged in advance. Being able to tell a client this up front, rather than discovering it on the day, is the difference between a clean start and a ticket on the van.

The Leeds and Liverpool Canal runs through Wigan with a flight of 21 locks (locks 65 to 85), and its Leigh Branch links Wigan to the Bridgewater Canal at Leigh. Wigan Pier sits on the canal south-west of the town centre; the surviving Terminus Warehouses and Trencherfield Mill form the Wigan Pier Quarter regeneration, with Trencherfield Mill converted to apartments.

Canal-side mill conversions mean lift access, controlled entry and a single designated loading point, with no vehicle access at all on the towpath side. These jobs need equipment planned around a trolley run, not a van parked at the door.

Standish sits on a ridge rising to about 370ft running north to south, with land near the river between 120 and 160ft; Tyldesley climbs from about 100ft to 250ft at the edge of the Pennine foothills; Leigh, Lowton and Astley sit on flat low-lying ground at the edge of Chat Moss. Pennington Flash, a 70-hectare lake between Leigh and Lowton, was formed by mining subsidence from Bickershaw Colliery and became a 200-hectare country park in 1981.

The borough is not uniformly flat. Standish, Aspull, Haigh and Whelley freeze first on winter mornings and need earlier starts; the Leigh and Lowton side is flat but the lanes around the flashes are narrow and flood after heavy rain.

On the ground

  • Terraced streets in Wigan, Leigh, Atherton, Hindley, Ince and Platt Bridge have no off-street parking and cars parked both sides. A transit-sized van will block the street, so plan to unload and then move, and never leave a vehicle across a rear alley entrance.
  • Bins for terraced properties are usually kept in the rear alley, not at the front. Some alleys are gated; ask the landlord or agent who holds the gate key before quoting an end-of-tenancy job, or the waste from the clean has nowhere to go.

We photograph it, tell you before we start, and agree what to do. You will not get a surprise on the invoice.

Do you do laundry?

We change linen as part of the clean. Off-site laundry can be arranged for recurring work — ask us and we will price it properly rather than guess.
