Small and concentrated in two places; largely absent everywhere else. Be honest about this on the location pages. Ramsbottom (BL0) is the only genuine leisure short-let cluster in the borough — cottages, flats over shops and converted stone terraces, taking bookings from East Lancashire Railway event weekends, Holcombe Moor and Peel Tower walkers, the town's food and drink scene, and wedding parties. It is weekend-weighted, so changeovers bunch on Fridays and Sundays in small one and two-bed units with tight windows and steep street access. These are ordinary residential streets, not a purpose-built serviced-apartment stock. Bury town centre, Radcliffe, Tottington, Whitefield and the outlying villages have effectively no tourist short-let market. What short-stay accommodation exists there is contractor, relocation and insurance-displacement lets — engineers on industrial sites at Pilsworth, NHS locums at Fairfield General, families out of their homes after a flood or fire. That work behaves like a mid-let: weekly or fortnightly servicing and a deep clean at the end, not daily changeovers. Pitching Radcliffe or Bury as an Airbnb market would not ring true to anyone who lives there.

What we've learned working in Bury

The terraced streets built around the cotton, paper and bleaching works — Freetown, Fishpool, Pimhole, Chesham and Elton in Bury, and much of central Radcliffe — are laid out with rear yards opening onto back alleys, locally called back entries. Bins are kept and presented at the rear, not the front, and many alleys are gated with a key held by the resident.

Directly changes how a job is run: waste from an end-of-tenancy clean has to be walked out through the alley rather than to the kerb, and if the alley is gated you need the key arranged in advance or you are carrying everything through the house. These terraces also have no off-street parking, no drive and often no outside tap, so water and power for carpet and upholstery machines has to come from inside.

Bury Council operates resident parking scheme zones lettered A to M, covering named streets in Bury, Radcliffe, Whitefield, Prestwich and Ramsbottom. The council states these zones sit close to town centres, around hospitals and near Metrolink stations, and that it is not currently accepting applications for any new schemes.

A works van left on a permit-only terrace street will be ticketed, and the fine will come out of the job. Residents in these zones can obtain visitor permits, so the practical move is to ask the customer for one before the first visit. Because no new zones are being created, the current map is stable and worth learning once.

Bury runs a four-bin household waste system: a grey bin for non-recyclable rubbish and blue, green and brown recycling bins. Grey, blue and green are collected on a three-weekly cycle and brown fortnightly.

On a void or end-of-tenancy clean you cannot assume a collection is coming round in time, and a three-weekly grey bin at an occupied property is usually already full when you arrive. Waste from the clean should be priced on the basis of a run to the household waste recycling centre, not on the customer's bin. Bin colours are confirmed on the council site; the collection frequency should be checked against the current calendar before it goes on a page.

The Metrolink Bury line runs from Bury Interchange through Radcliffe, Whitefield, Besses o' th' Barn and Prestwich into central Manchester. There are large park-and-ride car parks at Bury, Radcliffe and Whitefield, and only limited parking at Besses o' th' Barn and Prestwich.

The tram is the reason Prestwich, Whitefield and Radcliffe have a private rented market at all, and it is what supports the small short-let demand around Manchester events. It also matters operationally: the park-and-ride car parks fill early on weekdays, so they are not a reliable place to leave a van while working a nearby job, and the streets around the stops are among those covered by resident parking restrictions.

On the ground

  • Parking is the main operational constraint. Bury Council runs lettered resident parking zones (A to M) on named streets in Bury, Radcliffe, Whitefield, Prestwich and Ramsbottom, sited near town centres, the hospital and Metrolink stops. Check the council's zone list against the job address and ask the customer for a visitor permit before the first visit rather than after the ticket.
  • Victorian terraces in central Radcliffe and in Bury's Freetown, Fishpool, Pimhole, Chesham and Elton have no drives. Expect to park on-street some distance away and carry kit; allow extra time on jobs involving carpet extractors or a full end-of-tenancy load.
  • Bins on those terraces are at the rear, reached by a back alley. Some alleys are gated and need a resident's key. Confirm alley access before quoting a clean that will generate waste, or you will be walking it back through the house.
  • Do not plan waste around the customer's bin. Grey, blue and green bins are on a three-weekly cycle, so a void property's bin is usually full on arrival. Price a tip run into end-of-tenancy and clearance jobs.
  • Ramsbottom (BL0) is steep. The Rake is notoriously so, and the streets rising off Bolton Street and Bridge Street are hard work with machines. Stone terraces open straight onto the pavement with no loading space. Park once and carry, and allow more time than a flat job of the same size.

Can you work to a same-day turnaround?

Yes — that is the job. Tell us your check-out and check-in times and we will hold a window that fits between them.

What happens if a guest has left the place in a state?

We photograph it, tell you before we start, and agree what to do. You will not get a surprise on the invoice.

Do you do laundry?

We change linen as part of the clean. Off-site laundry can be arranged for recurring work — ask us and we will price it properly rather than guess.
